Terms of Service

Effective August 31, 2026

Quotes and estimates

The prices on our website and the number we give you over the phone are estimates based on what you’ve told us. A binding price requires a walkthrough — in person or by video — and comes to you in writing.

Deep cleaning is quoted as a flat price for the job, not by the hour. Organizing is billed at the rates in your written quote.

If we arrive and the home is materially different from what was described — significantly larger, in substantially worse condition, or with rooms added to the scope — we’ll stop, tell you what it actually takes, and give you the choice to approve the new price, reduce the scope to fit the original quote, or reschedule. We will never do extra work and bill you for it afterward without asking first.

What’s included

Your written quote lists exactly what’s covered. Add-on services are priced separately and only performed if you’ve approved them in the quote.

Payment

Payment is due when the work is finished, unless your quote says otherwise. We accept cash, check, and card. A deposit may be required for large jobs, and if so it will be stated in your quote.

Returned payments or failed cards are subject to a $30 fee plus whatever our bank charges us.

Scheduling, cancellations, and access

Rescheduling and cancellations. Please give us at least 24 hours’ notice. Cancellations inside 24 hours may be charged a $75 fee, because the time was held for you and can’t be refilled that quickly.

Lockouts. If we can’t get into the home at the scheduled time and can’t reach you within 30 minutes, it counts as a same-day cancellation.

Access. You’re responsible for giving us a reliable way in — being home, a key, a code, or a smart lock. Please disarm alarms or give us the code. If you have a security system that records, that’s fine; just let us know.

Our schedule. We’ll give you an arrival window, not an exact minute. If we’re running late we’ll text you. If we have to cancel on you — illness, a vehicle problem, weather — you owe nothing and we’ll get you rescheduled as soon as we can.

Getting your home ready

You don’t need to clean before we come. That’s the point.

What does help: pick up clothing and personal items from floors and surfaces if you can, secure or put away cash, jewelry, medications, firearms, and important documents, and let us know about anything fragile, valuable, or sentimental so we can work around it or skip it entirely.

Pets. Tell us in advance what animals are in the home. We’d rather pets be secured in a room we’re not working in, both for their safety and so we can work efficiently. If an animal is aggressive or we’re not able to work safely, we may have to leave and treat it as a same-day cancellation.

Utilities. We need running water, working electricity, and climate control that keeps the home at a workable temperature.

What we don’t do

We are a residential cleaning and organizing service. We don’t handle:

  • Biohazards, including bodily fluids, human or animal waste beyond ordinary pet accidents, needles, or crime and trauma scenes
  • Mold remediation
  • Pest or insect infestations
  • Exterior windows above the ground floor, or anything requiring us to go higher than a two-step stool
  • Moving heavy furniture or appliances (we’ll clean around and under what we can safely reach)
  • Post-construction debris, or homes with active construction dust
  • Anything requiring a licensed trade — plumbing, electrical, HVAC, pest control
  • Laundering or handling soiled bedding beyond what’s specified in your quote

If we arrive and find a condition on this list, we’ll talk to you about it. Often we can still do the rest of the job.

If you’re not happy

Tell us within 48 hours of the job and be specific about what was missed. We’ll come back and correct it at no charge, as soon as we can schedule it. That’s the remedy we offer, and we mean it.

We’re not able to offer refunds for work already performed, or for dissatisfaction you don’t tell us about within 48 hours, since by then we can’t tell what changed after we left.

Damage, breakage, and loss

We’re careful, and accidents still happen. If we break or damage something, we’ll tell you before we leave — we won’t hide it. Report anything you find within 48 hours so we can sort out what happened.

Where something is our fault, we’ll repair it, replace it, or credit you its reasonable value, at our discretion and yours.

We can’t take responsibility for:

  • Items that were already damaged, worn, loose, or improperly mounted
  • Damage from ordinary cleaning of surfaces that were already failing — peeling finishes, cracked grout, deteriorating caulk, worn laminate
  • Items you’ve told us are irreplaceable but asked us to clean anyway
  • Surfaces damaged because we weren’t told they needed special handling — natural stone, unsealed wood, antiques, specialty finishes

Please point out anything delicate before we start, and we’ll leave it alone.

Limits on liability

To the extent Texas law allows, our total responsibility for any claim connected to a job is limited to the amount you paid for that job. We’re not responsible for indirect or consequential losses — lost wages, lost time, or the cost of alternate arrangements.

Nothing here limits anything that can’t be limited under Texas law.

Photographs

We’d like to photograph our work. We’ll ask before we do, and again before we use anything publicly. We photograph spaces, not people. We won’t publish images showing your address, mail, documents, medications, family photographs, or identifiable personal belongings. You can say no at booking, during the job, or after the fact, and we’ll remove anything already posted.

If a photograph is part of a promotional offer you’ve accepted, that will be spelled out in the offer.

Right to decline or stop work

We may decline a job or leave one in progress if the home is unsafe, if there’s a condition we’re not equipped for, if someone in the home is threatening or harassing, or if we’re asked to do something outside what we do. If we leave for one of these reasons after starting, we’ll bill only for work already done.

We serve everyone. We reserve the right to end a working relationship with anyone who treats us abusively.

Communications

By booking with us, you agree we can contact you by phone, text, and email about your job — quotes, confirmations, arrival notices, follow-ups, and invoices. Marketing messages are separate and optional; see our Privacy Policy for how that works and how to opt out.

Governing law

These terms are governed by Texas law. Any dispute will be handled in the state courts of Gregg County, Texas.

Changes

We may update these terms. The version posted when you book is the one that applies to your job.
